The initial Rental Appraisal

All rental valuations are free of charge and completely without any obligation on your part.  As well as recommending to you a suitable market rent we will advise you of any work that is needed to comply with current legislation and of ways to present your property in order to maximise its attractiveness to potential tenants.

At Athertons Lettings we understand the vital importance that a good internet presence carries in the modern lettings market.  All our properties are listed on the two largest property portals in the UK, and Zoopla., plus a host of other property portals and, of course, our own dedicated Lettings website.  In addition we are regular advertisers in local newspapers such as the Clitheroe Advertiser.

Our Services

We recognise that different Landlords have different needs when it comes to Letting Agents and we will always try to tailor our service to suit individual requirements.  We offer both a Managed Service and a Finders Only service and will happily discuss your requirements at the Rental Appraisal and recommend which type of service most suits your own circumstances.

Association of Residential Letting Agents (ARLA) 

As long stand members of ARLA we must abide by stringent rules and regulations regarding the letting and management of your property.  Although it is a voluntary organisation we firmly believe that our membership enables us to deliver the very best service and advice to our Landlords at all times.

Tenant References

Each prospective tenant is required to complete an application form and we use the information gathered on this to put them through a comprehensive referencing procedure.   We always use a professional national referencing company who have access to a wealth of data which includes their credit rating, financial commitments, employment status and the conduct of any previous tenancies.

Accompanied Viewings

A member of the Lettings team will always accompany prospective tenants to view your property unless, of course, you prefer to conduct the viewings yourself.

Rent Collection

We will collect the rent on your behalf and pay the balance to you (less our commission) within 5 working days.

Inventory and Inspections

We will make a written inventory of all the fixtures, fittings and contents of your property and ask the tenants to sign it at the commencement of the tenancy.  A full and comprehensive set of colour digital photographs are taken of each property and we will visit the property at regular intervals throughout the tenancy and send you a written report of our findings.  At the end of the tenancy we will carry out a full inspection to ensure that it has been left in an acceptable condition.

Damage Deposit

We collect a damage deposit for each tenancy and hold it on your behalf, registering it with the Tenancy Deposit Scheme. The deposit will only be released back to the tenants at the end of the tenancy if you are happy with the condition that the property was left in.

Repairs and Maintenance

We are happy to liaise with tradesmen and contractors on your behalf for the purpose of basic repairs and maintenance.  We will always tell you in advance of any repairs and keep you updated on progress.
